A notary is an independent party who records what (financial) commitments you make. This is recorded in a notarized deed. When you buy a house, the notary will prepare a draft deed of sale, deed of delivery and mortgage deed.
In addition to preparing the various deeds, the notary will also perform other work. These include verifying that the sellers are authorized to sell the house, investigating easements and monitoring all payments.
